How We Work: Our REO & Distressed Property Process

At Metrolink Realty, we’ve developed a streamlined, proven process for managing and selling REO and distressed properties. Our approach is designed to minimize carrying costs, reduce timelines, and maximize asset recovery for lenders, servicers, and asset managers. Here’s how we work from assignment to closing.

Step 1: Assignment & Initial Contact

Once a property is assigned to Metrolink Realty, we immediately acknowledge receipt and initiate our onboarding process. We confirm asset details, review any existing documentation, and establish a direct communication channel with the assigned asset manager. Our goal is to begin active work on your property within 24 hours of assignment.

Step 2: Broker Price Opinion (BPO)

We conduct a thorough Broker Price Opinion—either exterior or interior, depending on access—using local comparable sales data, current market conditions, and property-specific factors. Our BPOs are detailed, accurate, and delivered on time, giving you a reliable basis for pricing decisions. We provide both as-is and as-repaired valuations when requested.

Step 3: Property Inspection & Condition Report

For interior assignments, we conduct a full property inspection and document the condition with photos and a written report. We identify any occupancy issues, code violations, health and safety hazards, and items requiring immediate attention. This assessment drives our recommendations for property preservation and repair scope.

Step 4: Occupancy & Eviction Coordination

If the property is occupied, we handle cash-for-keys negotiations or coordinate with attorneys for formal eviction proceedings. We manage this process professionally and compliantly, always following applicable local and state laws to protect your interests and avoid delays.

Step 5: Property Preservation & Preparation

Working with our trusted vendor network, we coordinate all necessary preservation and preparation work: debris removal, lawn maintenance, securing the property, winterization (where applicable), and any approved repairs. We obtain multiple bids when required and monitor all work to completion, keeping you informed throughout.

Step 6: Listing & Marketing

Once the property is ready, we list it on the MLS and syndicate to major real estate portals. We create professional listing descriptions and coordinate photography. Our marketing targets both retail buyers and investors, maximizing exposure to drive competitive offers. We provide regular showing feedback and market activity reports.

Step 7: Offer Management & Negotiation

All offers are reviewed, presented promptly, and analyzed for net proceeds. We manage counteroffers, negotiate on your behalf, and ensure all documentation meets your requirements. We screen buyers for financing qualification and earnest money compliance to reduce fall-through risk.

Step 8: Transaction Management & Closing

From accepted offer to closing, we actively manage every step: coordinating escrow, title, inspections, appraisals, and repairs as needed. We communicate proactively with all parties to keep the transaction on track and close on schedule. Post-closing, we provide a full transaction summary and closing documentation.
